For interior renovations and extensions in Amsterdam it is highly recommended to get in touch with us prior to starting your project. Proper planning with an architect is essential for a successful outcome.
Permits for renovations in Amsterdam:
Building permits are required if structural changes are being made to a building such as removing or opening load bearing walls.
Other reasons that building permits are required include renovating a monument listed building, combining or splitting apartments, rear extensions, rooftop extensions, replacing or adding dormers and significant changes to a roof or facade.
Working with an architect is essential to plan and execute the required documents and design, even when a permit is not required the project must still comply with Dutch Building Code, fire safety regulations and sound insulation standards.
Architect vs Interior Designer:
An Architect works with the exterior design of the building for new extensions and complex renovations, combined with their understanding of how materials come together for construction and a holistic approach to design.
An interior designer focuses on the interior finishes that are seen and touched from countertops, flooring and light fixtures, but do not always coordinate the requirements behind them.
We do both. With the experience and extensive knowledge of design, materials & construction, we can apply both skillsets to any type of residential project in Amsterdam.
What is involved for the Vereniging van Eigenaars (VvE):
Each VvE in Amsterdam has its own written agreements for what should be provided and communicated prior to construction taking place. It is essential that proper communication takes place with your VvE. This can involve a presentation and drawings being provided from the architect to ensure compliance and understanding.
What to do and what not to do:
Every project should start early with a discussion. Reach out to us and we will conduct a complimentary intake call. We will review your needs, budget & schedule to discuss the best options for the project.
It is not recommended to begin by hiring a builder. Without a plan in place, a project will quickly become uncoordinated, expensive and require more time to fix.
If you are not a professional it is not recommended to attempt to coordinate your own project. Good design and succesful projects require time commitment and passion. Leave it to a team of professionals.
